A home loan is the largest and longest borrowing most people take on. This calculator gives the EMI, the total interest across the tenure and the year-by-year outstanding balance.

What the total interest really looks like

₹50 lakh at 8.5% over 20 years costs an EMI of ₹43,391 and ₹54.1 lakh in interest — more than the amount borrowed. Cutting the tenure to 15 years raises the EMI to ₹49,237 but drops the interest to ₹38.6 lakh.

Prepayment is the biggest lever

One extra EMI a year on a 20-year loan typically ends it three to four years early. Because the early instalments are almost all interest, every rupee prepaid in the first decade removes several rupees of future interest.

Tax deductions

Under the old regime, Section 24(b) allows up to ₹2 lakh a year of interest on a self-occupied property, and Section 80C covers the principal within the ₹1.5 lakh limit. Neither is available in the new regime for a self-occupied home.

How much loan will a bank give me?

Usually up to 75–90% of the property value, with the EMI capped at roughly 40–50% of your net monthly income.


Fixed or floating rate?

Floating rates are lower and legally cannot carry a prepayment penalty for individuals. Fixed rates buy certainty at a cost.


Should I take a longer tenure and invest the difference?

Only if you will genuinely invest it and expect a return above the loan rate after tax. Most borrowers do not.
